About
Unicon Real Estate GmbH is a real estate advisory firm specializing in lease extraction, portfolio analysis and lease optimization for occupiers. Their mission is to bring transparency to global real estate portfolios and generate savings through transparency and tailor-made optimization solutions.
They were searching for a way to accurately accelerate their lease processing workflows and analyze large lease portfolios at scale. We sat down with Louis-Vincent Koch, Managing Director, to learn more about their journey.
The challenge
Unicon works with international corporates managing portfolios ranging from 300 to 4,000 lease agreements. These agreements are often lengthy and complex, consisting of original head leases followed by years of addendums and amendments.
Unicon’s key challenge was to analyze every clause across large corporate lease portfolios in depth, at scale, and within tight timeframes, especially clauses that are not structured data points, but instead prosa text with multiple parameters.
The sheer volume of data made this difficult to handle effectively without automation, increasing the risk of blind spots.
The solution
Unicon partnered with V7 Go to build a bespoke Lease Extraction agent tailored to the complexity of large corporate lease portfolios. The team was drawn to Go’s flexibility and ease of use, which allows them to adapt the system to different client requirements.
“What stands out is the balance between power and control,” says Louis. “We can build and configure the agents ourselves to match the specific needs of our clients.”
The results
Unicon will use the software for live portfolio analysis for clients. Unlocking greater speed through automation will allow Unicon to scale their operations and offer even deeper portfolio analysis on a global scale.
While still in the testing phase, the system is achieving an accuracy rate of approximately 80% and climbing.
"Manually, a full rating for a single lease agreement took us about 100 minutes to execute thoroughly. It was a heavy lift that limited how much data we could process for our clients. With our agent, we will be able to cut that down to around 1-5 minutes per agreement while maintaining our high standards," says Louis.
They are exploring integrating V7’s data output directly into Microsoft Power BI. This will allow them to create visual dashboards with a traffic light rating systems for lease clauses, giving their clients a live view of their portfolios.
“With this level of automation, we can scale our services and deliver insights to clients that simply weren’t feasible before.” says Louis. “It changes the speed at which we work, but also the ambition of what we can offer.”
